ANTIOCH IS NOT THE SAME AS THE REST OF LAKE COUNTY

The Chain O' Lakes, the Wisconsin border, and 130 years of village history give Antioch a renovation profile no other Lake County city shares.

Antioch sits at the northwestern edge of Lake County, half an hour from both Chicago and Milwaukee, nestled into the Chain O' Lakes waterway system that defines the village's character. The construction stock divides into three rough categories, and the renovation work in each category is materially different.

The historic downtown core along Main Street and the surrounding blocks includes prewar homes that survived the fires of 1891, 1903, and 1904, plus turn-of-the-century construction built during the railroad-era tourism boom when Chicagoans came north to the lakes by train. These homes have small footprints by current standards, plaster walls, original hardwood floors that run under existing cabinetry, and structural framing built to standards that predate modern building codes. Renovation work here typically involves careful demolition, structural assessment, and design that balances current functionality with the original character of the home.

The Chain O' Lakes lakefront includes homes on Antioch Lake, Lake Marie, Redwing Slough Lake, Bluff Lake (where Al Capone owned a summer home during Prohibition), Petite Lake, Long Lake, and Loon Lake, plus the secondary streets that back up to the water. These homes range from original 1920s-1940s lake cottages that have been winterized over the decades, to mid-century lake homes built for year-round residence, to newer construction with full lakefront orientation. The renovation work here has to account for lake humidity (which affects cabinet finish selection and bathroom waterproofing), seasonal usage patterns for second-home properties, and the higher resale impact of kitchen and bath improvements in waterfront homes.

The 1990s-2000s subdivisions north and west of the historic core were built by production builders during Antioch's strongest growth period. These homes have the same builder-grade kitchen and bathroom profile as comparable construction in Libertyville, Vernon Hills, and Grayslake: oak or maple cabinetry, low-grade granite or laminate counters, builder-grade fixtures, and floor plans that were partially open when built but now feel constrained. Renovation work here typically involves full cabinet replacement, surface upgrades, and selective wall removal to open kitchens to family rooms.

Beyond the housing categories, Antioch's location at the Wisconsin border creates a specific buyer profile. About 40 percent of Antioch households earn over $100,000, the median household income is $108,899, and the village serves as a bedroom community for professionals working in both the Chicago and Milwaukee metro areas. The buyer expects quality work, fair pricing, and a remodeler who actually understands the village rather than treating Antioch as one more line item on a service area map.

We have been working in Antioch since the 1970s, when most of the current housing stock had not yet been built. Century previously operated from an office at 22221 W Rte 173 in Antioch, and the company knows the village from working in it across multiple decades. That working knowledge is what shows up in the design phase and during demolition, when older Antioch homes routinely surprise inexperienced contractors with original conditions that experienced ones planned for in advance.

ANTIOCH KITCHEN REMODELING

Antioch kitchens. Renovated by Century since the village's population was a fraction of today's.

Modern kitchen with light blue cabinetry, white countertops, glass-front upper cabinets, stainless steel refrigerator, and wine bar with decorative items

Most Antioch kitchens we remodel fall into three categories that mirror the housing stock breakdown above.

Historic downtown kitchens

Historic downtown kitchens in prewar Main Street-area homes are typically smaller than current standards, originally built around a dedicated pantry, and require careful demolition because original plaster walls hide both unexpected framing and (in some homes) original galvanized supply lines or knob-and-tube wiring remnants. Renovation work often involves capturing space from adjacent pantries, breakfast nooks, or back hallways, reconfiguring the kitchen to support modern entertaining, and updating systems to current code. Projects in this category typically run $50,000 to $100,000 depending on scope.

Lakefront kitchens

Lakefront kitchens in Chain O' Lakes homes are a distinct project type. Cabinet finish selection has to account for lake humidity (we typically recommend painted finishes with catalyzed conversion varnish topcoats, or stained finishes with strong moisture-resistant clear coats, rather than untreated wood or finishes that fade in lake reflection). Layout decisions often prioritize the lake view, which means island orientation, window sizing, and sink placement need to coordinate with the property's primary sightlines. For second-home lakefront properties, the renovation timeline typically targets the winter shutdown season (November through April) to avoid disrupting summer use. Projects in this category typically run $40,000 to $90,000.

Subdivision kitchens

Subdivision kitchens in 1990s-2000s Antioch homes are the most common project type we run in the village. Full cabinet replacement with semi-custom American-made lines (Wellborn Forest, Kith, JSI, Woodland), quartz countertops, custom tile backsplash, full lighting redesign, plumbing and electrical updates, and often wall removal between the kitchen and family room to open the sightline. Projects in this category typically run $35,000 to $75,000.

Pricing range for Antioch kitchens: $30,000 to $150,000+

Most Antioch kitchens we build run $35,000 to $80,000. Estate-scale lakefront or downtown projects with premium materials and structural changes can exceed $100,000.

ANTIOCH BATHROOM REMODELING

Powder rooms, secondary baths, and primary suites across every category of Antioch home.

Modern luxury bathroom with white oval freestanding tub, dark wood vanity, geometric patterned curtains, and contemporary ceiling lighting

Bathroom remodels in Antioch divide by bathroom type and by the home's underlying construction category.

Powder rooms

Powder rooms in Antioch homes typically run $18,000 to $35,000. Most projects involve replacing the original vanity with a statement piece, updating tile or wallpaper, upgrading lighting, and replacing the toilet with comfort-height. Powder rooms in historic downtown homes often appear in renovated older portions of the house and need to balance period detail with current functionality. Powder rooms in newer subdivision homes are typically straightforward cosmetic updates.

Secondary bathrooms

Secondary bathrooms (kids' baths, hall baths, guest baths) in Antioch typically run $22,000 to $45,000. For Antioch families with children at home, we usually retain a tub. For empty-nesters and second-home lakefront properties, the tub often comes out in favor of an expanded walk-in shower. Lakefront secondary baths sometimes serve as primary baths during summer use, which affects fixture selection and shower sizing.

Primary suite bathrooms

Primary suite bathrooms in Antioch typically run $50,000 to $90,000. The most common Antioch primary bath project we run involves removing the 1985-2005 garden-tub-and-separate-shower formula in 1990s-2000s subdivision homes, converting to a walk-in shower (often curbless), repositioning or removing the tub, updating the vanity with a Bertch profile, installing heated floors, and replacing tile throughout. For older downtown Antioch homes, primary suite renovations often involve capturing square footage from adjacent closets or under-used spaces because the original bathroom footprint is too small for current expectations.

Lakefront bathroom considerations

Lakefront bathroom considerations apply across all three categories. Lake humidity affects waterproofing standards (we specify Schluter membrane on all custom tile showers), tile selection (mosaic patterns for non-slip floors), and ventilation sizing (oversized exhaust fans rated for lake-area moisture loads). For second-home lakefront properties, we coordinate the renovation timeline around the winter shutdown season.

Pricing range for Antioch bathrooms: $18,000 to $125,000

Most Antioch bathrooms run within the ranges above. Estate-scale lakefront primary suites with premium materials can exceed $100,000.

What every Antioch bathroom project includes:

  • • Free consultation
  • • Custom 3D rendering at no charge
  • • Schluter waterproofing standard on tile showers

ANTIOCH WHOLE-HOME AND ADDITION PROJECTS

Beyond kitchens and bathrooms. The full scope Century covers in Antioch.

Many Antioch projects extend beyond a single room. The Chain O' Lakes lakefront market drives demand for screened porch additions, three-season rooms, and finished basements. The historic downtown market drives whole-home renovations. The 1990s-2000s subdivision market drives mudroom and laundry room build-outs.

Modern laundry room with white cabinetry, white subway tile backsplash, quartz countertop, sink, and two black front-load washing machines on wooden floor

Whole-Home Renovations

Multi-room renovations covering kitchen, bathrooms, flooring, paint, and systems updates in a single coordinated project. Most Antioch whole-home projects run $120,000 to $300,000. Historic downtown homes often include structural work, plaster repair, and original system replacements.

Home Additions

Footprint expansions including primary suite additions, family room build-outs, sunrooms, and second-story additions. Build-out additions run $80,000 to $200,000. Second-story additions run $150,000 to $350,000. We coordinate structural engineering, foundation work, and HOA review where required.

Screened Porches & Three-Season Rooms

Particularly popular in Chain O' Lakes lakefront homes. Screened porches run $30,000 to $75,000. Three-season rooms with insulated walls and HVAC zoning run $50,000 to $120,000. Both are typically scheduled for spring or fall to coordinate with summer use.

Finished Basements

Below-grade build-outs converting unfinished basement to livable space. Most Antioch finished basement projects run $40,000 to $100,000 depending on scope, whether a bathroom or wet bar is included, and the level of finish. Common for both subdivision homes and lakefront properties.

Mudrooms & Laundry Rooms

Mudrooms run $15,000 to $40,000 in Antioch—particularly common in 1990s-2000s subdivision homes. Laundry rooms run $18,000 to $50,000 depending on relocation requirements and cabinet scope. Combined mudroom-laundry projects typically run $30,000 to $70,000.

Fireplace Remodels

Refacing original 1990s and early 2000s brass-and-marble surrounds with stacked stone, large-format porcelain tile, or shiplap. Most Antioch fireplace remodels run $8,000 to $25,000. Larger projects involving gas conversion or built-in cabinetry can run $35,000 or more.

WHAT MAKES AN ANTIOCH PROJECT DIFFERENT

Four things we account for in Antioch that newer markets do not require.

1

Lakefront construction details

Cabinet finish selection, bathroom waterproofing standards, tile selection for non-slip floors, ventilation sizing rated for lake-area moisture loads, and seasonal renovation scheduling for second-home properties all affect Antioch project planning in ways that subdivision projects in central Lake County do not require.

2

Historic downtown plaster and framing

Prewar Antioch homes have plaster walls (not drywall), original framing built to earlier code standards, and sometimes original galvanized supply lines or knob-and-tube wiring remnants in unrenovated portions. Demolition planning, structural assessment, and system updates are part of the scope on historic Antioch projects in ways that newer construction does not require.

3

Village of Antioch permits

We pull permits with the Village of Antioch Building Department and meet inspectors on site. Antioch's permit fees typically run $200 to $700 for kitchen and bathroom projects, $400 to $1,200 for additions and whole-home work, with structural and lakefront projects sometimes requiring additional review.

4

Wisconsin proximity and seasonal access

Antioch's location at the Wisconsin border means our crews handle weather and seasonal logistics that more central Lake County projects do not require. Winter construction on lakefront homes accounts for shorter daylight, salt and slush tracking, and access road conditions. We have been working in these conditions for decades.

The Century Difference for Antioch Project Owners

Antioch's remodeling landscape is dominated by Chicago-based design-build firms with templated location pages, lead-generation aggregators with toll-free numbers and no local presence, and smaller operators without long-term local roots. Century is different. We have been working on Antioch homes since the 1970s, previously operated from an office at 22221 W Rte 173 in the village, and the kitchen, bathroom, or whole-home project we design for you will reflect what we have learned across decades of Antioch work, the budget you actually have, and the warranty we have been signing since 1968.
