Powder rooms in Lake County are typically 16 to 30 square feet, with a toilet and a single vanity. They are the most visited by guests. Most powder room projects involve replacing the original vanity with a statement piece, installing decorative tile or wallpaper, upgrading the lighting, and replacing the toilet. Tile is the biggest budget category. In a high-end primary bath, tile often surpasses cabinetry. The variance from $5/sq ft ceramic to $40+/sq ft stone or designer porcelain is the largest swing factor in primary bath pricing.
Lake County prices are reasonable compared to Chicago. City of Chicago bathroom remodels typically run 15–25% higher due to condo waterproofing requirements, parking logistics, and prevailing wage rules. Lake County does not carry these premiums.
Permit costs. Most Lake County village bathroom permits run $200 to $800 depending on scope. Permits are required for plumbing relocations, electrical changes, or structural modifications.

Tile is sourced through our supplier partners across porcelain, ceramic, and natural stone. Most Lake County primary baths use larger-format porcelain on floors and shower walls (12x24 or larger), accent tile in the shower niche or feature wall, and mosaic or coordinating tile underfoot in the shower.
Quartz, marble, and quartzite vanity tops are templated and fabricated by the same fabricators we use for kitchen countertops. Cambria, MSI, LG, Vicostone, and natural stone options.
Frameless and semi-frameless shower glass is fabricated and installed locally. Frameless is standard in primary suites. Semi-frameless is used where structural conditions or budget make full frameless impractical.
Schluter Waterproofing Standard
Schluter KERDI membrane is our standard for all custom tile shower installations, including curbless designs. DITRA-HEAT underfloor heating for heated floors. Manufacturer-warranty backed when installed by certified trades.

DESIGN FOR THE LONG TERM
According to AARP, more than 75 percent of Americans over age 50 plan to continue living in their current home as they grow older. In Lake Forest and Lake Bluff, where median age is 47 and 44 respectively, the conversation about aging in place starts during the primary bath remodel, not after a fall.
Curbless walk-in showers
No step or curb. Sloped 1.5–2" toward center or linear drain. Reduces fall risk and accommodates mobility aids if needed later. Requires precise framing and Schluter membrane installation.
Grab bars styled as fixtures
Modern grab bars look like towel bars and decorative rails while meeting ADA load standards (250 lbs minimum). Installed at shower entry, inside shower, and beside toilet.
Comfort-height toilets
17–19" seat height (vs. standard 14–15"). Easier on knees and hips. Meets ADA standards.
Heated floors
Schluter DITRA-HEAT underfloor radiant heating. Reduces stiffness, eliminates cold tile in winter, energy-efficient on zoned thermostats.
Wider doorways and pocket doors
ADA standard is 32" clear opening. Offset hinges can widen openings 1.5" without reframing. Pocket doors eliminate swing clearance for mobility aid users.
Handheld shower systems
Wand showers on slide bars allow seated or assisted bathing, easier cleaning, and better usability for caregivers when needed.
