1968

The year we built our first Lake County bathroom. We have been doing this longer than most of our competitors have been alive.

4–8 Weeks

Typical on-site build time for a Lake County bathroom remodel. Powder rooms run shorter. Primary suites with custom showers run longer.

$15K–$150K

The full Lake County range. Most secondary baths run $20,000 to $40,000. Most primary suites run $60,000 to $100,000.

Lifetime

Written limited warranty on every product and service we install. Signed by the owner.

WHAT KIND OF BATHROOM ARE WE TALKING ABOUT

Powder room, secondary bath, primary suite. Three different projects. Three different price ranges.

The biggest mistake homeowners make when researching bathroom remodel costs is comparing pricing across project types that are not comparable. A $25,000 powder room renovation and a $25,000 primary bath renovation are not the same project. Here is how the three break down.

Powder Room Remodels

Powder rooms in Lake County are typically 16 to 30 square feet, with a toilet and a single vanity. They are the most visited by guests. Most powder room projects involve replacing the original vanity with a statement piece, installing decorative tile or wallpaper, upgrading the lighting, and replacing the toilet. Layouts rarely change because the plumbing footprint is too small to relocate cost-effectively.

$15,000 – $30,000

Investment range

What's included:

  • • New vanity and countertop
  • • New toilet (comfort-height)
  • • New flooring
  • • Statement tile or wallpaper
  • • New lighting and mirror
  • • Minor electrical updates

Timeline: 3–5 weeks on site

Modern bathroom with frameless glass shower enclosure, freestanding soakertub, gray tile flooring, and white shuttered window

Secondary Bathroom Remodels

Secondary bathrooms include kids' bathrooms, hall baths, and guest baths. Typically 35 to 70 square feet with a tub-shower combination or walk-in shower, a single vanity, and a toilet. Most projects involve removing the original fiberglass insert in favor of a tiled tub deck and shower, replacing the vanity, retiling the floor, and updating fixtures and lighting.

$20,000 – $45,000

Investment range

What's included:

  • • New vanity and countertop
  • • New tub or walk-in shower
  • • New toilet
  • • Full tile (shower, surround, floor)
  • • New fixtures and lighting
  • • Exhaust fan upgrade

Timeline: 4–7 weeks on site

Primary Suite Remodels

Primary suite bathrooms in Lake County are typically 75 to 200 square feet, often with a connecting closet or vestibule. Most projects involve removing the original garden-tub-and-separate-shower in favor of a larger walk-in shower (often curbless), a freestanding tub, a double vanity, heated floors, and custom tile from floor to ceiling.

$60,000 – $150,000+

Investment range

What's included:

  • • Custom curbless walk-in shower
  • • Frameless glass enclosure
  • • Freestanding tub or tub deck
  • • Double vanity with stone counter
  • • Heated floors
  • • Full tile (walls, floor, niche, bench)

Timeline: 6–10 weeks on site

WHAT A LAKE COUNTY BATHROOM ACTUALLY COSTS

We are one of the few Lake County remodelers that publishes real bathroom pricing. Here is how it breaks down.

Most bathroom remodelers refuse to publish pricing because every project is different. We publish pricing because every Lake County buyer asks the same question first, and the right answer should not require a sales call.

Where the budget actually goes

15–20%

Plumbing/Fixtures

Powder Rooms

$15K–$30K

Vanity, toilet, flooring, lighting, decorative tile or wallpaper. 3–5 weeks.

Secondary Baths

$20K–$45K

New vanity, tub or walk-in shower, tile, fixtures, lighting. 4–7 weeks.

Primary Suites

$60K–$150K+

Custom shower, freestanding tub, double vanity, heated floors. 6–10 weeks.

Tile is the biggest budget category. In a high-end primary bath, tile often surpasses cabinetry. The variance from $5/sq ft ceramic to $40+/sq ft stone or designer porcelain is the largest swing factor in primary bath pricing.

Lake County prices are reasonable compared to Chicago. City of Chicago bathroom remodels typically run 15–25% higher due to condo waterproofing requirements, parking logistics, and prevailing wage rules. Lake County does not carry these premiums.

Permit costs. Most Lake County village bathroom permits run $200 to $800 depending on scope. Permits are required for plumbing relocations, electrical changes, or structural modifications.

VANITIES, FIXTURES, AND SURFACES

Every brand we install is one we would put in our own home.

The bathroom market has more brand confusion than any other room. We work with American-made cabinetry partners and the four established fixture brands that perform reliably in Lake County water conditions.

Vanity Lines

Bertch Bath

Semi-custom | Mid to Upper Price | Waterloo, Iowa

The vanity line we recommend most often for Lake County primary baths. Three distinct series (Classic, Furniture, and Linea), 25 door styles, hand-rubbed stained finishes with catalyzed conversion varnish topcoat. What you choose when you want furniture-grade bathroom cabinetry without crossing into fully custom pricing.

Lead times: 4–6 weeks

Kitchen Cabinet Partners

Semi-custom to Custom | Kitchen-matched pricing

We frequently use the same cabinet lines from our kitchen partners (Wellborn Forest, Kith, JSI, Woodland) for bathroom vanities, particularly when the primary bath connects directly to a recently-remodeled kitchen and you want a consistent design language across the suite.

Lead times match kitchen-side lead times

Custom Local Builders

Custom | Premium | Regional

For estate-scale Lake Forest and Lake Bluff primary suites that require non-standard sizes, integrated millwork, or specific design details, we work with regional custom cabinet builders.

Lead times: 6–12 weeks

Plumbing Fixtures

Kohler

Premium

The most widely-installed premium fixture brand in our Lake County projects. Covers traditional, transitional, and contemporary styles. Reliable distributor network for service and warranty support.

Moen

Mid to Premium

Strong value-to-quality ratio. MotionSense touchless faucets and U by Moen smart shower systems for clients wanting technology integration. Generous limited lifetime warranty.

Delta

Mid to Premium

Strong fit for transitional and traditional bathroom styles. Touch2O technology is well-engineered. Brizo subbrand covers upper-tier design applications.

Grohe

Premium

European design sensibility and strong fit for contemporary primary suites. SilkMove cartridge is among the smoothest-feeling faucet operations. Slightly higher price point justified by design execution.

Tile, Stone, and Shower Systems

Tile and Stone

Tile is sourced through our supplier partners across porcelain, ceramic, and natural stone. Most Lake County primary baths use larger-format porcelain on floors and shower walls (12x24 or larger), accent tile in the shower niche or feature wall, and mosaic or coordinating tile underfoot in the shower.

Quartz, marble, and quartzite vanity tops are templated and fabricated by the same fabricators we use for kitchen countertops. Cambria, MSI, LG, Vicostone, and natural stone options.

Walk-In Shower and Glass

Frameless and semi-frameless shower glass is fabricated and installed locally. Frameless is standard in primary suites. Semi-frameless is used where structural conditions or budget make full frameless impractical.

Schluter Waterproofing Standard

Schluter KERDI membrane is our standard for all custom tile shower installations, including curbless designs. DITRA-HEAT underfloor heating for heated floors. Manufacturer-warranty backed when installed by certified trades.

Design for Life

Aging-in-place expertise

DESIGN FOR THE LONG TERM

Most Lake County clients who remodel their primary bath are planning to live in the home another fifteen to thirty years. We design for that.

According to AARP, more than 75 percent of Americans over age 50 plan to continue living in their current home as they grow older. In Lake Forest and Lake Bluff, where median age is 47 and 44 respectively, the conversation about aging in place starts during the primary bath remodel, not after a fall.

Curbless walk-in showers

No step or curb. Sloped 1.5–2" toward center or linear drain. Reduces fall risk and accommodates mobility aids if needed later. Requires precise framing and Schluter membrane installation.

Grab bars styled as fixtures

Modern grab bars look like towel bars and decorative rails while meeting ADA load standards (250 lbs minimum). Installed at shower entry, inside shower, and beside toilet.

Comfort-height toilets

17–19" seat height (vs. standard 14–15"). Easier on knees and hips. Meets ADA standards.

Heated floors

Schluter DITRA-HEAT underfloor radiant heating. Reduces stiffness, eliminates cold tile in winter, energy-efficient on zoned thermostats.

Wider doorways and pocket doors

ADA standard is 32" clear opening. Offset hinges can widen openings 1.5" without reframing. Pocket doors eliminate swing clearance for mobility aid users.

Handheld shower systems

Wand showers on slide bars allow seated or assisted bathing, easier cleaning, and better usability for caregivers when needed.

If accessibility is a current need, the design conversation centers on what works today. If it is a long-term planning consideration, the design focuses on what looks like contemporary luxury today and quietly accommodates what may be needed in fifteen years.
