Grayslake covers 9.4 square miles of central Lake County, anchored by Grays Lake itself and tied together by the Center Street downtown core. Each subdivision has its own construction era and renovation pattern.
The downtown core near Center Street and Whitney Street includes prewar homes with original framing, plaster in some homes, and layout patterns from an era when Grays Lake was still the main draw. Saddlebrook Farms is a 55-and-over community where most renovations involve aging-in-place modifications: zero-threshold showers, comfort-height vanities, wider doorways.
Prairie Crossing is a nationally recognized sustainable development emphasizing material continuity with original design intent. Carillon North, College Trail, Wooded Glen, and Meadows of Grayslake are the late-1990s and 2000s subdivisions with builder-grade cabinetry now twenty-five to thirty years old and ready for replacement.

PERMITS, INSPECTIONS, AND THE VILLAGE PROCESS
The Village of Grayslake Building Department reviews permit applications, conducts inspections, and enforces local building codes for residential renovation work. Most kitchen and bathroom projects that involve plumbing relocations, electrical changes, or structural modifications require a permit. We pull every permit your project requires, schedule the inspections, and meet the inspectors at the home so you do not lose a workday.
For homes in HOA-governed subdivisions including Carillon North, College Trail, Saddlebrook Farms, Asters on Almond, and Prairie Crossing, exterior modifications and certain interior changes may also require HOA architectural review. We coordinate the submission package on the homeowner's behalf, including drawings, material samples, and any required documentation.
For homes in or near the Grayslake Heritage District near Center Street, additional Village review may apply for exterior changes. We confirm the scope of any required review with Village staff before you commit to a design direction.
If your project involves the Lake County Health Department for septic or well work, we coordinate that as well.
