A Young Village with Older Housing Stock
Vernon Hills is one of the youngest villages in Lake County by incorporation date but one of the most aggressive growth markets between 1985 and 2010, when the bulk of the current housing stock was built. The village's median construction year of 1991 lands directly in the same builder-grade kitchen and bathroom era we have been renovating across Libertyville, Antioch, and Grayslake for decades.
What makes Vernon Hills distinct from those neighboring markets is the housing mix and the buyer profile.
The housing mix. Vernon Hills has 11,497 total housing units, with 37.8 percent detached single-family and 22.1 percent attached housing (townhomes, duplexes, multi-unit residential). That attached-housing ratio is higher than any other Lake County market we work in. Townhome and duplex renovations in Vernon Hills require different planning than single-family work: smaller scopes typically, more HOA coordination because most attached-housing communities have active HOAs reviewing interior and exterior changes, and structural constraints (shared walls, common-wall plumbing, party-wall electrical) that single-family work does not encounter.
The buyer profile. Median household income $121,943, average household income $159,415, with 26.6 percent of households earning over $200,000. Median age 41.8. The population is 62.4 percent White and 24.7 percent Asian, the highest Asian population percentage of any Lake County market in our service area, reflecting Vernon Hills' position as a destination for international professionals in technology, finance, and pharmaceutical sectors anchored by nearby corporate offices. The buyer profile typically arrives at the consultation already having done online research, often with specific design preferences shaped by current contemporary trends, smart home integration interests, and multigenerational household considerations (parents living with the family).
The design language. Vernon Hills kitchens we build run slightly more contemporary than Libertyville's transitional preferences or Lake Bluff's traditional preferences. Slab door cabinetry alongside shaker options. Quartz waterfall edges. Integrated panel-front refrigeration. Contemporary pendants and recessed lighting layered. Less ornate moldings. More minimalist hardware. The design vocabulary reflects the buyer demographic.
Vernon Hills neighborhoods we work in. Hawthorn Club, Rivershire, Grosse Pointe Village, Hawthorn Woods Country Club (technically Hawthorn Woods adjacent), Pheasant Creek, Cambridge West, Meadow Ridge, New Century Town, and Westgate. The detached single-family neighborhoods range from 1980s original construction in some Rivershire sections to mid-2000s and later development in Mellody Farm and the Hawthorn Mall corridor. The attached-housing neighborhoods include several active HOAs that we coordinate with regularly.
We have been working in Vernon Hills since the village's first major growth wave in the late 1970s and 1980s. The original Quinn Hogan and Barney Loeb-built subdivision from 1958 is small enough that we have not worked in it directly, but every major Vernon Hills neighborhood built since then has had Century crews in homes.
"One word. Excellent. Andrew and Randi were on top of all the aspects. Demolition, electrician, construction, and finishing. All was done perfectly."

Vernon Hills Kitchen Remodeling
Contemporary kitchen design with clean lines and modern finishes
Vernon Hills kitchens divide by the home's construction era and the housing type.
1985-1995 Single-Family Subdivisions
Rivershire, Hawthorn Club, parts of Cambridge West have the same original kitchen profile we see across Libertyville's Greentree and Winchester Estates: oak or maple cabinetry in raised-panel doors, low-grade granite or laminate counters, builder-grade fixtures, a single overhead light, white or almond appliances, and a small island or peninsula. Renovation work in these homes is typically full cabinet replacement with semi-custom American-made lines, quartz counter upgrade, lighting redesign, plumbing and electrical updates, and often wall removal between the kitchen and family room. Projects in this category run $50,000 to $90,000.
1995-2010 Single-Family Subdivisions
Mellody Farm, Hawthorn Woods Country Club-adjacent, Pheasant Creek, Meadow Ridge have a slightly more open original floor plan and somewhat better cabinetry, but the surfaces and finishes are still builder-grade and most clients want the entire kitchen replaced. Renovation work is similar to the older subdivisions but with less structural change (the wall is often already gone). Projects in this category run $45,000 to $80,000.
Townhome and Attached-Housing Kitchens
A distinct project category in Vernon Hills given the 22.1 percent attached-housing ratio. These kitchens are typically smaller than single-family kitchens, work within existing layouts due to shared-wall constraints, and require HOA architectural review even for some interior-only work depending on the community. Projects in this category typically run $30,000 to $60,000.
Pricing range for Vernon Hills kitchens: $30,000 to $150,000
Most Vernon Hills kitchens we build run $45,000 to $85,000. Larger Mellody Farm and Hawthorn Woods Country Club-adjacent projects with premium materials can run $90,000 to $150,000.
What every Vernon Hills kitchen project includes:
Vernon Hills Bathroom Remodeling
Contemporary bathroom design with clean lines and premium finishes
Bathroom remodels in Vernon Hills divide by bathroom type and housing type.
Powder Rooms
Typically run $20,000 to $38,000. Most projects involve replacing the original vanity with a statement piece, updating tile or wallpaper, upgrading lighting, and replacing the toilet. Powder rooms in newer Mellody Farm and Hawthorn Woods Country Club-adjacent homes are often larger than the original 1990s powder rooms and warrant more substantial design treatments.
Secondary Bathrooms
Typically run $25,000 to $50,000. For Vernon Hills families with school-age children, we usually retain a tub. For empty-nesters in older Rivershire and Hawthorn Club homes where the secondary bath now serves as a guest bath, the tub often comes out in favor of an expanded walk-in shower.
Primary Suite Bathrooms
Typically run $50,000 to $90,000. The most common Vernon Hills primary bath project we run involves removing the 1985-2005 garden-tub-and-separate-shower formula in 1990s subdivision homes, converting to a walk-in shower with frameless glass and Schluter waterproofing, repositioning or removing the tub, updating the double vanity with Bertch construction or matched kitchen cabinet lines, installing heated floors, and replacing tile throughout. For newer Mellody Farm primary suites, the existing layout often works and the project focuses on surface and fixture upgrades.
Townhome and Attached-Housing Bathrooms
Require additional coordination. Shared-wall plumbing affects how much can be moved. HOA architectural review applies in many communities. Projects in this category typically run $20,000 to $55,000.
Pricing range for Vernon Hills bathrooms: $20,000 to $120,000
Most Vernon Hills bathrooms run within the ranges above. Estate-scale Mellody Farm or Hawthorn Woods Country Club-adjacent primary suites with steam showers, premium materials, and custom storage can exceed $90,000.
What every Vernon Hills bathroom project includes:
Vernon Hills Whole-Home and Addition Projects
Vernon Hills' 1990s and 2000s production-build housing stock drives steady demand for projects beyond single-room renovations. Whole-home updates that bring 30-year-old finishes into current condition. Primary suite additions where the original master bath is too small for current expectations. Finished basements that convert under-used square footage into family room, home office, or in-law-suite space. The buyer profile (younger families and international professionals, often with multigenerational household considerations) drives demand for spaces the original construction did not include.
Six scope categories Century handles in Vernon Hills:
Multi-room renovations covering kitchen, bathrooms, flooring, paint, and systems updates in a single coordinated project. Most Vernon Hills whole-home projects run $100,000 to $300,000 depending on scope.
For 1980s-1990s Rivershire, Hawthorn Club, and Cambridge West homes, whole-home renovations focus on cabinet replacement, surface upgrades, and selective structural changes. For 2000s-2010s Mellody Farm and newer Pheasant Creek homes, work is typically focused on surface and fixture upgrades.
Footprint expansions including primary suite additions, family room build-outs, sunroom additions, and second-story additions.
Below-grade build-outs converting unfinished basement to livable space. Most Vernon Hills finished basement projects run $50,000 to $125,000.
Common for both single-family subdivision homes and for clients wanting in-law suites or guest quarters. Stronger demand for full kitchenettes and guest suites than typical Lake County markets given the multigenerational household profile.
Particularly common in 1990s-2000s Rivershire, Hawthorn Club, and Pheasant Creek homes that have an oversized garage entry but no dedicated mudroom built-in.
Refacing original 1990s-2000s brass-and-marble, oak-mantel, or basic-tile surrounds with stacked stone, large-format porcelain tile, or shiplap. Most Vernon Hills fireplace remodels run $9,000 to $28,000.
Larger projects involving conversion from wood-burning to gas, full-wall stone or marble installation, or built-in cabinetry can run $38,000 or more.
Vernon Hills has multiple HOA-governed townhome and attached-housing communities. We coordinate with HOA architectural review boards, prepare submission packages, and incorporate any HOA-specific timing or material constraints.
Townhome project scopes range from $20,000 powder room remodels to $90,000 full-interior renovations.
Permits, HOA Coordination, and Village Review
The Village of Vernon Hills Community Development Department reviews permit applications, conducts inspections, and enforces local building codes. The Village adopted updated 2018 International Building Code with local amendments effective March 1, 2026. Residential permit applications are processed within 15 working days; plan review for residential projects with plans typically takes 7 to 10 business days.
The Village does not require a separate contractor registration. Unlike Lake Bluff, Vernon Hills does not require contractors to hold a municipal contractor's license. Vernon Hills requires copies of roofing, plumbing, and electrical licenses where applicable to the specific permit. Century holds the required Illinois licenses.
Projects over $100,000 require a Certificate of Insurance showing General Liability and Workmen's Compensation coverage with the Village of Vernon Hills as Certificate Holder and additional insured. We carry the required coverage and submit the certificate at permit application.
Cash bonds are required as a guarantee that final inspections will be completed for the project. The bond is refunded three to five weeks after final inspections close. We coordinate the bond submission and refund.
Vernon Hills has many active HOAs. The Village requires applicants to inquire with their HOA about whether approval is needed for the permit request, then submit HOA approval proof with the permit at turn-in. We coordinate HOA submissions on your behalf and incorporate review timing into the project schedule.
Active HOA Communities: Hawthorn Club, Rivershire, Grosse Pointe Village, Pheasant Creek, Cambridge West, Meadow Ridge, and most attached-housing communities have active HOAs reviewing interior and exterior changes.
Typically run $200 to $1,000 depending on project scope and value. Permits are paid by cash or check only.
