THE GRAYSLAKE KITCHEN STORY

Most Grayslake kitchens we remodel were built between 1990 and 2010 by production builders. The renovation pattern is consistent across nearly every subdivision.

Grayslake's median home construction year is 1994. Most of the housing stock in College Trail (Cambridge Homes, mid-1990s), Wooded Glen (Realen Homes, late-1990s), Saddlebrook Farms (55+ active adult community), Carillon North (Cambridge Homes 2002), and Meadows of Grayslake was built by national or regional production builders between 1990 and 2010. The original kitchens in these homes were spec-built with builder-grade choices that worked when the homes were new and have aged into a clear renovation cycle.

The typical original Grayslake kitchen from this era features oak or maple cabinetry in a basic raised-panel door style, laminate or low-grade granite countertops, a single overhead light fixture, white or almond appliances, basic vinyl or tile flooring, and a small island or peninsula primarily designed for storage rather than seating. The floor plan is often partially open to the family room but with a half-wall or breakfast bar transition that no longer matches the fully-open layouts buyers want today.

The current-style Grayslake kitchen typically involves replacing all cabinetry with semi-custom American-made lines (Wellborn Forest, Kith, JSI, or Woodland), upgrading countertops to quartz, refinishing or replacing flooring, adding task lighting and pendants over an expanded island, replacing appliances with stainless steel, and often removing the remaining wall or half-wall between the kitchen and family room to create a fully open sightline. For homes where the original floor plan already has good open flow, the project is more focused on cabinetry, surfaces, and lighting upgrades.

Prairie Crossing

For Prairie Crossing homes (the sustainable development on the south side of Grayslake), the kitchens were built with higher-end original specifications than typical 1990s production construction, which means the renovation often focuses on surface updates and selective cabinet replacement rather than full gut.

Saddlebrook Farms (55+)
